Let Down

My folks were planning on coming out here for my birthday, but my mother thought it would be best to delay that trip given my condo is now listed. It may be shown to prospects at anytime and my folks would have to leave and find something to occupy them for an hour or more. Kind of a pain in the ass for a visitor. It will be much nicer when I'm in my new place, but I don't close til the end of June.

Project Update: Suckin Bad! I rented a weed wacker this weekend and cut down some of the thick brush. But is was too hot to till the soil (Black Man No Like Heat) It's due to cool off this week, so i'll give another go at it. Maybe I should just pay someone to do this??? But I really want to do this myself.

Time to go to work!

- Got up at 7am
- Went to 8am Mass....15 min late though
- I'm gonna grab some breakfast, then go to work on this garden...I hope I don't fuck this up?
- I'm laughing at myself...I can perform difficult pelvic surgery with appropriate confidence, but the thought of cultivating soil for a garden scares the shit out me:-)

What brought us here?

I volunteered at the W. Mission this evening. There was a shortage of help because of the holiday weekend. While I'm serving food, I always look out over the line of people and contemplate over their different demographics.

There are individuals of all ages and races. Males and females. People dressed in indigent clothing and others who are well dressed. There was even a very adorable 7 year old girl there with her mother. I constantly wonder what brought all these people together and will they eventually lift themselve out of there situation.

Maybe one day I'll find myself in a similar situation. ......Especially with 2 mortgages:-( .

Weekend Projects




My condo is finally listed. So I'll have a few beautifying projects to complete this weekend. There's a common area in rear of my porch filled with mostly weeds and grass. I'm gonna rent a tiller and cultivate the soil. The are is about 7 feet in with and 15 feet in length. I'll plant a few flowers there to give the back porch a little more charm. It's gonna be a huge job and I'm not looking forward to it, but once I start, I'll have to finish since hopefully my place will be shown soon.

There's also a bird's nest in one of my hanging plant's and I have to figure out what to do with that . Unfortunately the bird has laid eggs already:-(

Home Inspection

The seller was at the house yesterday while we were conducting the home inspection. This was very distracting. When I first toured the house, I noted cigarette butts in an ashtray in the garage, but the house had absolutely no smell of smoke residue. But yesterday during the inspection, I noticed the seller was smoking in the house. I realize he's hesitant to move because of extenuating circumstances but he could at least be considerate.

All in all the house was in excellent condition. I hope to list my condo today

You Win

My immediate next door neighbor's condo sold yesterday for near asking price (almost $20K more than what I'll list my condo for). I'm a little frustrated with my realtor. My condo still isn't listed yet because she was out of town last week and wanted to return and list it herself. I feel like I just lost a potential buyer. My neighbor showed me his condo yesterday, and he had made several upgrades and painted. Although my condo is in like new condition , I left it fairly neutral in color.

Maybe it's best that my my neighbor sold his first, it was listed less than 2 or 3 weeks and he said he got lots of interest. I hope I have similar good fortune.

Strange and Bizzarre (Revisited)


A several weeks ago I posted a blog about an ovarian cyst I removed that had an phallus looking structure attached to the inside of the cyst wall. The pathology report indicated that this structure contained mature skin, bone and adipose tissue (fat). (a finger???)

Financing

I'm looking to do an 80/20 loan split to save money on private mortagage insurance. My credit is excellent but the best rates I'm getting currently is 6.75 to 7 % (I refinanced at 5% with my condo). I believe, I can do better if I put more $ down, but I want to hold on to what little savings I have for emergencies. Damn !!! I have very little to show for all the money I've netted over the last four years.

I'ts those damn cars.........but hey........life is short, you gotta live while your livin........ and hopefully not livin in the poor house.

Offer

I made an offer on the house with pool and lake view yesterday. I haven't sold my condo yet, so I was scared shitless as the realtor was reviewing the offer contract with me.

Why am I doing something so stupid????

This house meets all my needs and is priced $100k below all the other houses in the neighborhood. There are houses with half as many amenities selling for much more and there aren't many for sale in the first place (This is a popular neighborhood primarily due to location). The sellers must want to get out quick. It's a prime opportunity and I didn't want to take a chance on losing it even with the Midwest market being so slow currently.

I'm not sure if I want the seller to accept my offer or reject it? If they reject it , I can still live lavishly at a young age. If they accept it, I'll be becoming more familiar with discount shopping at Walmart.....at least until I sell my condo.

It's a Buyer's Market

I found a house that I like alot. It's all brick exterior, 3500 sq ft, lake view, swimming pool, and the best part is the location...... just down the street from my current condo. The latter places it in a proximity for a very short commute downtown to work and other desireable locations in the city.

The main problem is that the housing market is very slow currently here in the Midwest (and interest rates are going up). I likely will not have time to sell my condo before I make a offer on this house. I will have to carry two mortgages until I can sell my condo. I don't know if this is feasible for me. I'm afraid of the unknown. When will my condo sell? Will I make money or lose money on the sell? What if I encounter a financial crisis while I'm carrying 2 mortgages?

I need to review my budget in detail. I really like this house and I'll tour it with my agent tommorrow, but if it was meant to be, it will be.....everyone have a safe weekend.

Can't Shake That Rep

I'm currently up for contract renewal with my university practice and possible promotion. My practice administrator wants me to be proactive early in the process because she's aware that I'm "slow" when it come to getting paperwork done on time.

I admit that in resdiency, I did miss a few dead lines, but I've now been an attending physician for over 4 years now and I've been fairly puntual with billing sheets and other crucial paperwork.

How can I shake this reputation?

Strange and Bizzarre

I operated on a patient with a large ovarian cyst the other day. This particular type of cyst is well known for containing several different types of human tissue. (ie fat, hair, teeth and skin). After the cyst was removed, I inspected it and noted it also contained what appeared to be a phallus.
